Yes! And we will discuss the fee, but the buyers’ agent’s fees are almost always paid for by the seller. Your agent should discuss this with you before you sign a Buyer’s Representation Agreement. The BRA will ensure your agent is acting in your best interest, i.e. negotiating the best price for the home and will be required to disclose any conflicts of interest.
No, you don’t. But would I recommend it? Absolutely! An inspection shouldn’t be an opportunity to find all the things wrong with the house, it’s an education on maintenance that comes with home ownership. BUT in that rare instance something comes up you’re not comfortable with, that’s when we discuss the options.
RPR stands for Real Property Report and in Alberta the standard residential purchase contract has a term written into it that the seller(s) will provide a current RPR with compliance upon closing. It is a survey of the lot and improvements and the compliance means all structures comply with the rules of the municipality. Many seller’s will offer title insurance in lieu of an RPR but there’s pros and cons to purchasing a home without a current RPR with compliance.
Real Estate Agents call this “going into multiples” and while it can be very stressful and emotional, I can guide you through the process of writing the strongest offer and discuss all the scenarios.
